Our team of highly experienced and dedicated Property Managers was greatly enhanced when Suraj Kotecha joined us at the beginning of 2025. Suraj has been in property management for over 8 years and brings with him a vast array of knowledge and expertise.
While he started his career in property management after completing a degree in Real Estate Management, Suraj’s journey in property actually began much earlier in life.
My dad is a service engineer and was often dealing with estate agents and other property professionals. He also later became a landlord, and while I was considering which career path to take, he involved me in a refurbishment project on one of his properties, giving me oversight of certain aspects of it. That’s where I really became interested in property.
Embarking on his newfound career path, Suraj initially spent 5 years at Barnet Homes, a leading social landlord, where he gained invaluable experience managing council and Private Rented Sector (PRS) housing on behalf of Barnet Council.
During this time in this role, Suraj not only gained a lot of experience in managing different types of property but also developed a strong understanding of the legal aspects involved in supporting both the landlord and tenants.
Building on this foundation, Suraj then transitioned to Moat Property Management Limited, where he has spent the last 3 years as a Property and Lettings Manager. While there, Suraj spotted gaps in their business operations and helped them successfully implement strategies that resulted both in significant rental increases as well as cost savings.
Gaining experience is key
Always looking for ways to improve his knowledge, Suraj is excited about working alongside the different departments here at AWH. Suraj relishes that fact that interacting with other property professionals provides him insights and understanding that he might otherwise not have gained.
The constant opportunity to review and improve is one of the things Suraj loves most about working as a property manager.
Changes in legislation and the variety offered by the different types of people and properties we work with, means that no two-days are the same. Things are always changing and there is always something new to learn.
Suraj is also quickly gaining an in-depth understanding and familiarity with commercial and mixed-use property management, an area he has previously not had as much exposure to.
My past roles revolved far more around residential properties, so being able to extend my knowledge in these areas is very exciting.
Providing the valuable human touch
But this joy of learning new skills and gaining further experience is not the only thing that makes property management Suraj’s dream profession. He knows that at the heart of things, property is about people. Whether it is a landlord who needs help maintaining their property, or a tenant who is struggling to get a repair issue resolved, Suraj always seeks the best resolution for all involved.
I love the interaction with the landlords and tenants. So many roles could potentially be replaced by AI or automated processes, but Property Management needs a human touch.
