Because there are so many elements of a property that are inspected as part of a survey, some survey reports can be quite complicated.

An overview of the Condition Report
The Condition Report is a Level 1 survey. If you are looking for an easy-to-read survey to get a basic understanding of the condition of your property, then this could be the right survey option for you. While it is not as detailed as either the HomeBuyer Report or the Building Surveying, the home condition report covers elements both inside and outside the property.
Following the survey, you will be provided with an easy-to-read report which illustrates the condition of the property using a traffic light system where:
- Red signifies defects that are serious and are in urgent need to repair or replacement.
- Amber signifies defects that need to be addressed but are not as urgent or serious as those classified as Red.
- Green signifies that no repair is needed and normal maintenance is recommended.
Some areas may not be inspected, as the RICS Condition Report only includes a visual inspection, meaning no carpets or floor coverings will be taken up, furniture will not be moved and outside areas such as the roof and chimney will only be inspected from the ground level.
The Condition Report may also bring defects to light that will require a more thorough investigation before an accurate assessment can be made. The Condition Report provides a brief overview of the condition of the property by setting out:
- Traffic light ratings of the condition of different parts of the building, highlighting problems which require attention
- Summary of the risks to the condition of the building
